We manage all communication with guests before, during, and after their stay.
We optimize your pricing and availability using a dynamic pricing approach that accounts for day to day demand fluctuations. We also integrate all agreed upon STR platforms into one shared calendar to ensure your property is never double booked.
We schedule and coordinate maintenance and repairs, with no markup or additional service fees. This includes general repairs, emergency repairs, pest control, lawn maintenance, etc. (Property owners are responsible for costs.)
We coordinate cleaning services to ensure a smooth guest to guest transition and, when requested, a seamless guest-to-owner transition. (Property owners pay for cleaning services directly.)
We conduct property inspections after each guest stay to ensure damage or maintenance needs are addressed promptly.
We block dates as requested by Owner for personal use of the property.
Prepare to receive only one invoice - our services, all repairs, costs, maintenance, etc. We will handle the contractor disbursements on your behalf.
We understand that emergencies can happen at any time. That's why we have a dedicated team available 24/7 to handle any urgent issues that arise with your property.
Our base property management fee is based solely on the revenue your property generates, so we only get paid when you do!
Assistance in furnishing your property to ensure it looks its best for guests. We can accommodate budgets of all sizes. This service includes complimentary decor curation, design services with a seasoned interior designer (only if requested), furniture selection, delivery, and set-up.
Service fee is applied to furniture cost, interior designer cost (if using a subcontractor), and delivery cost (if using a subcontractor).
This service includes access to B2B pricing (20% discount) for William Sonoma Family Brands (West Elm, Pottery Barn, William Sonoma Home, Rejuvenation, etc.)
We can help initially stock or re-stock the owner’s closet with essentials like toiletries, paper towels, toilet paper, coffee, and other amenities. This service includes procurement of goods and delivery to the owner’s closet.
Service fee is applied to the item cost only.
Note: Owner’s closet is referred to as the area where back stock of items is kept (toilet paper, etc). Replenishing these items throughout the home between guests is included in the base property management fee and not subject to any sort of markup.
We can arrange professional photography to showcase your property and work with the photographers to ensure high quality edits are delivered.
As a full service company, much is covered in our base management fee. But we don’t stop there! If you need anything additional, we’ve got you covered. Requests subject to service fee, unless otherwise agreed upon.
